Site Plan Development

Zoning By-Law Amendment

Official Plan Amendments

Minor Variances
Not every project fits perfectly within existing zoning requirements. When a proposal involves small changes to setbacks, height limits, lot coverage, or other zoning standards, a minor variance may be the most practical path forward.

Lot Severances

Planning applications do not always move forward as expected. When decisions are appealed or disputes arise, representation before the Ontario Land Tribunal (OLT) may be required.

Josh Morgan is the Principal Planner at MORGAN Planning & Development Inc, a firm which he established in 2009. Since that time, the firm has grown to include a team of 10 professionals, providing a broad range of land use planning services throughout Ontario. 

Over the past 16 years, Josh has facilitated hundreds of residential, commercial, industrial, and institutional projects.  These approvals have been guided by a comprehensive understanding of provincial, regional, and local planning policies and an ability to interpret, apply and communicate the policies to both clients and decision makers.

Josh is an effective negotiator, and he excels in representing his clients during public information meetings, council meetings, and public hearings.  

Josh is a Registered Professional Planner and a member of the Canadian Institute of Planners.
