Section 37 is a tool under the Ontario Planning Act that has helped municipalities realize community benefits to support broader objectives, in exchange for height and density bonusing. Under Bill 108, the future of Section 37 remains uncertain. This session will look at examples in mid-sized cities, where bonusing has been used to enhance development projects and improve communities. Examples will include community spaces, transit-oriented development, high quality urban design, public art, and the preservation of heritage buildings. Delegates will also have the opportunity to understand and discuss what may be next for Section 37 and possible future impacts and challenges it may present in mid-sized cities.
