Secondary rental housing, whether its rented houses, condominiums, secondary suites, or dwellings converted from non-residential structures, makes up one third of the rental market in Ontario, and it is likely to play an increasing role in meeting the need for rental housing moving forward. However, we don’t necessarily give these housing forms a lot of time and attention in planning our evolving communities and determining how to provide housing. This session presents information on the current size and anticipated growth of the secondary rental market in Ontario, as well as information on current impediments to the secondary rental market, barriers to greater reliance on the secondary market, policy opportunities for encouraging the secondary market, potential magnitude of units that could be provided with supportive policies, and a comparison of encouraging this form of rental housing versus other forms.
